A roof almost never fails all at once. It fails at one detail: a split pipe boot, an open lap, a lifted ridge cap, a drain full of needles. Pick the one that looks like yours. Each page tells you what you are seeing, why it happens here, what it does to the house if it waits, and how we put it right.

Say the word leak and the call gets routed as one. If water is coming into the building, the first visit is about stopping it: a temporary membrane, a tarp done properly, a drain cleared, a section of blown-off shingle covered. The permanent repair follows when the roof is dry enough for it to last.

You get told what failed, why, and what the rest of the roof looks like while we are up there. Written down, with photographs, before anyone quotes you for anything.

A drip is the cheap part.

Every roof leak follows the same path if nobody stops it. The stain on the ceiling is the first and least expensive stage. We drew the whole sequence so you can see where your roof is on it.

Most repairs that fail were the wrong repair: the stain got patched instead of the entry point, or the wrong material went on the wrong membrane. So the order matters.

We look properly

On the roof and, where there is access, in the attic. Wet insulation and stained sheathing say more about the entry point than a ceiling stain does.

You get told what it is

What is failing, why, what it takes to fix, and whether a repair makes sense on a roof this age. If it does not, we say that.

It gets fixed

With material compatible with what is already up there. The wrong sealant or membrane on a patch fails faster than the thing it replaced.

You know what is next

Everything else we saw, and roughly how long it has, so the next repair is planned instead of an emergency.

Repair it, or stop paying to repair it?

An isolated failure on a roof with years left is worth fixing. Widespread cracking, saturated insulation or the third leak in two winters usually means the money is better spent on a new roof. We will tell you which one you have, and when it is a replacement, that work goes to Premium Roofing, same crews, same phone.

Repair makes sense when

  • The failure is at one detail: a boot, a flashing, a seam, a few courses of shingle
  • The deck under it is dry and sound
  • The rest of the roof has years of life in it
  • It has not been patched in the same place before

Replacement makes sense when

  • Shingles are curling, cracking or bald across whole slopes
  • A membrane is brittle, alligatored or splitting in the field, not just at a lap
  • Insulation is saturated or the deck is soft underfoot
  • You are on your third repair of the same roof
