One detail, or the whole roof?

That is the question underneath every other one. A roof that failed at one detail is a repair. A roof that is failing everywhere at once is not, however small the leak looks today.

Repair it

The right call when the roof has years left and the problem is local.

  • The failure is at one detail: a pipe boot, a flashing, a lap, a few courses of shingle, a blocked drain
  • The deck under it is dry, sound and not soft underfoot
  • The surrounding material is still flexible and holding its surface
  • It has not been patched in the same place before
  • The roof is inside the normal life for its type: roughly the first two-thirds of it
  • Storm damage on an otherwise good roof, especially where insurance is involved

Replace it

The right call when a repair would be money spent twice.

  • Shingles curling, cracking, or bald across whole slopes rather than in one spot
  • A membrane that is brittle, alligatored or splitting in the field, not just at a seam
  • Insulation saturated, or the deck soft or delaminating in more than one place
  • Leaking in two or more unrelated places
  • The third repair on the same roof in a few years
  • Shingles that break when lifted, which means they cannot be worked on without making it worse

Four questions, asked on the roof.

How old is it, and what is it made of?

Asphalt shingles, two-ply SBS torch-on, TPO, EPDM, tile and metal all have different lives and fail in different ways. A leak at year eight on a torch-on roof and a leak at year twenty-two on a shingle roof are not the same conversation, even if the stain looks identical.

Is the failure local, or everywhere?

We walk the whole roof, not just the wet spot. If the boot that split is the only tired detail up there, that is a repair. If every sealant joint is cracked, the laps are lifting along the whole parapet and the granule is gone from the south slope, the leak you noticed is just the first one.

What is the deck like underneath?

Soft spots, delamination and rot change the answer completely. A repair over a bad deck is a patch on a patch. Where there is attic access we look from below as well; stained or wet sheathing over a wide area means the roof has been leaking longer than anyone knew.

What has already been done to it?

A roof that has been patched three times in the same area is telling you something. So is a roof carrying a layer of somebody else's sealant over every detail. Repair history is the best predictor of whether the next repair will hold.

What a new roof actually costs.

It is impossible to decide between a repair and a replacement without a number for the replacement. So here is the one Premium Roofing has confirmed, as a range, with what moves it.

What moves it within the range

Pitch and how many storeys up, how many layers come off, the condition of the decking once it is exposed, access for the crew and the bin, and how many penetrations and valleys there are to flash.

An estimate, not a quote

The range is for sizing the decision. The actual number comes after someone has stood on the roof, and it is flat-rate once it is written down.

Flat and commercial roofs

Torch-on, TPO and EPDM replacements and layovers are priced by hand after a site visit, because the assembly, insulation and drainage vary too much for a per-square range to be honest.

The rule of thumb we use: if the repair is a small fraction of the replacement and the roof has years left, repair. If repairs are stacking up towards the cost of a new roof, or the roof is near the end of its life anyway, replace, and put the repair money towards it.

Repair or replace questions.

Four things decide it: the age of the roof, whether the failure is at one detail or across the field, whether the deck underneath is dry and sound, and how many times it has been repaired before. One failed detail on a sound roof is a repair. Widespread wear, a soft deck or a third repair in the same area usually means replacement.
